Utilities

Utility run

Utility runs are a major cost driver for outdoor kitchens, spas, ADUs, lighting, pool equipment, and detached structures. Distance, trenching, panel capacity, gas sizing, and inspection requirements can change the budget quickly.

Definition

A utility run is the path, trenching, conduit, pipe, wiring, or connection work needed to bring gas, electrical, water, sewer, or data service to a project.

Why it matters

A bid should say whether utility runs are included, who handles licensed trades, what trenching and patching are covered, and whether upgrades to panels, gas meters, or cleanouts are assumed.
